Q. Will an oil and gas well devalue my property?
A. There is no evidence that oil and gas production harms the value of real estate. On the contrary, the mineral revenue and free gas, if applicable, would seem to enhance a property's worth. Its not unreasonable to request screening and fencing of the well and tanks for aesthetic and safety purposes
Q. Who are the reputable companies drilling for oil and gas in my area?
A. Check with your neighbors if they have wells. Are they receiving their royalties in a timely manner? See if the sites have been reclaimed and are being maintained. Tank battery areas should be trimmed, painted and properly identified with signage identifying the well by lease name/well number, permit number, well owner and an emergency contact number. Talk with the well tender if possible.
Q. Are there any changes to my lease if the company sells my well to another producer?
A. Most leases have a clause that makes them binding on any successor company. The same applies should the lessor sell his property. The terms of the original lease agreement apply.
Q. How long does it take to drill a well?
A. Most wells drilled by Artex can be drilled with rotary rigs in approximately 10 days; however, sometimes unanticipated situations develop and may take up to a month or more. After drilling, additional time may be needed to complete the well for production.
Q. How disruptive is the drilling?
A. During the time that the well is being drilled, the rig must run 24 hours a day, seven days a week. There will be noise from the machinery and light from the rig at night. The location, depending on weather conditions, may produce dust or mud. Once the drilling is done, there will be some daylight-only operations during the completion stages. After the well is in production and the site has been restored, the area is essentially back to normal. The lease road may be used daily by the well tenders inspecting and maintaining the well. Sometimes, additional maintenance is needed which may require an increase in use of the site and lease road.
